I was a Realtor for 10 years and when I saw this my jaw dropped. Straight out of “what a Realtor should NEVER say” Ethics 101. Her statement about yards was classic since it was an apartment or condo complex. This is a Classic that will be a case talked about in the yearly ethics meeting required in most States. Now Playing: WLTX-TV in South Carolina uncovered a case of discrimination in its own backyard. A local Realtor told potential buyers that the condo community where she sold homes did not allow a “mixed neighborhood.”

The world of bathroom design is constantly evolving and changing to meet the demands of homeowners. One of the most recent trends is the installation of wet rooms to create bathrooms that are elegant, stylish and practical. The use of wet rooms is especially suited to smaller bathrooms where space is at a premium. This is because by tanking a small bathroom it is possible to install space saving features like wall hung corner toilets and small sinks as well as being able to do away with the need for a shower enclosure.

Wet rooms are rooms in which the shower is level with the floor. This means that all of the water in the room is drained to one point through one plug hole. Some showers in wet rooms utilise elegant screens and shower heads that massage the body from a number of different angles. By using this type of design feature it is possible to create showers where style and comfort are a prerequisite, leaving the washer feeling relaxed and rejuvenated. For larger bathroom it is normally the practise to only tank the shower enclosure, this means that no loss of luxury is incurred but the overall style of the bathroom is enhanced.

As previously stated wet rooms are great if you want to install wall hung appliances. One of the benefits of this type appliance is that as they have no contact with the floor, cleaning is made much easier. All that is needed to give the bathroom a clean is to wipe a mop around; a process that takes no time at all in a wet room. It should be remembered however that wet rooms are most suited to second bathrooms, if you decide to convert your main bathroom you may in fact harm the value of your property. This is because most wet rooms do not have a bath, and most buyers want to see a bath in the primary bathroom.

If you have decided on a wet room design the installation is the next big issue. A poorly installed wet room can be disastrous for a house. This is because if leaks do occur it is likely that they will seep into the very core of the property, rotting timbers and support struts and in some cases leading to total instability of the home. To ensure this does not happen it is vitally important to use an expert installer who knows exactly how to handle the waterproof membrane and slope the floor in a way so no water collects in pools. Do not be tempted by cheap wet rooms, while they are sometimes expensive to buy and install, the price should act as an insurance of quality workmanship and materials.

Smaller bathrooms can benefit the most from wet room installation. This is especially true if you want to create a second bathroom with a shower. This is because by having a waterproof membrane throughout the room the need for a shower screen is negated, saving a great deal of space. In the industry, the installation of this membrane is labelled tanking and is a process that should be always carried out by a professional. The DIY approach is a possibility but as the effects of having faulty tanking can be so dangerous to properties, it is better to be safe than sorry and pay to have it installed expertly. This means researching fitters and suppliers, looking at their past work and assessing their costs to ensure you not only get a good deal, but also quality workmanship.

So for contemporary, stylish, easy to maintain and spacious bathrooms, the only option is to utilise wet rooms. While the cost may be slightly more than a regular shower, the space saved can be seen as a major benefit that will add value to your property in the long run.

The days are getting longer. The sun is shining brightly. The world feels good to itself. So, how come you should be giving thought to buying that new fireplace from the home decorating catalogs?

Well, in reality the spring or summer is actually the best time to buy a new fireplace or fireplace surround. The reason being that fireplaces can actually be a little trickier then they first appear. Let me explain.

In the old days it used to be the case that you had very little choice in fireplaces. Before the big DIY superstores if you wanted an original design that wasn’t simply brickwork, or a glorified chimney, you would often have to travel large distances to find very niche (and expensive) specialist shops that could hand design a great fireplace for you.

The good news is that those days are long gone, and that whilst the expensive ‘design it yourself’ route will always be open to anyone that fancies themselves as a budding fireplace designer. There really is no need. Instead you can go to a plethora of locations and you will be able to find a bewildering array of options.

Here in lies the first of our ‘problems’, and a good starting point as to why the summer is actually a great time to go shopping for a new fireplace.

All that choice is confusing and time consuming!

You could literally spend months camped out in your local DIY store (ok. maybe not months. But you get my point ;) ) and still not exhaust the array of choice they have.

So you really need to allocate a lot more time to your purchase from that standpoint then it may at first appear. You need to start by honing in on the style of fireplace that you are ideally looking for, as well as deciding on whether you want an electric, gas or natural fire. As deciding on each of these can make a fundamental difference in the options that you have available to you when it comes to choosing your fireplace from the home decorating catalogs.

The second reason why it is better to start earlier to shop for that fireplace is because getting it fitted may well take longer than you expect. You see, the job really is only half done when you choose exactly what type of fireplace you want. Then comes the technical part of actually getting it assembled and installed at your home.

Now, if you are really ‘handy’ you could do this yourself. But fires are dangerous, and things like gas leaks can kill you very quickly if you get it wrong. So you really need to get a trained professional to do it. Ok. Good so far. The only problem is that these guys (apologies to the ladies – but most of these folk are men!) are in high demand. So getting one to fit the fire may take several weeks or a month.

Now, that’s no problem in the summer. Because it’s warm. But try being without a fire in the winter for a month. And THEN see how good you feel by the time your fire fitter gets there.

Not very I would hasten to guess!

So, in conclusion, get it handled now. Take a leisurely pace. Sort out the style and type of fire you want, and take it from there whilst its still warm enough to make it a pleasant undertaking. (Oh yep… And because you can review the home decorating catalogs from the comfort of your living room. It really can be a pleasure!)
